The number covers three things, and it's worth knowing what each one is. First, a Missouri-accredited inspector comes to the property and collects the samples properly — wet methods, sealed containers, no fibers released into your living space. Second, the samples go to an accredited laboratory for polarized light microscopy analysis, which is the recognized method for identifying asbestos in building materials. Third, you get a written report with a documented chain of custody: every material, its exact location, its condition, and its result, in a format contractors, permit reviewers, and buyers accept without argument. Remove any one of those three and you don't have a usable answer — you have an opinion.
The number of distinct suspect materials. This is the biggest driver. Labs price by sample, so testing a ceiling, a floor, and pipe wrap costs more than testing a ceiling. Note that "distinct" matters: the same texture across four bedrooms is usually one material, not four.
Home size and age. A 1,100-square-foot bungalow off Grant Beach with one original ceiling is a different visit than a rambling 1960s ranch with a finished basement, a boiler, and three flooring layers.
Rush turnaround. Standard lab results run 2–3 business days. If a closing date or demolition window can't wait, rush analysis is usually available for an added fee.
The purpose of the test. Curiosity about one flaking pipe wrap is a small job. A pre-demolition inspection that has to satisfy a permit file is a documented, room-by-room survey and is priced accordingly.
A DIY mail-in kit looks like it saves you a few hundred dollars. It doesn't, for two reasons. The first is safety: the kit makes you break off a piece of the suspect material, unprotected, in your own house — the exact act that releases fibers. The second is that the result is nearly useless. There's no accredited inspector, no chain of custody, and no way to prove which building the sample came from. Contractors won't work off it, abatement companies won't bid from it, and permit offices won't accept it. You end up paying for the real test anyway, after having already disturbed the material.
In Missouri, a targeted asbestos inspection by an accredited inspector is required before most demolition projects and many renovations, under Missouri Department of Natural Resources requirements enforced locally in Greene County. That means testing often isn't a discretionary expense you can skip to save money — it's a line item your permit or your contractor is going to require. A positive result rarely means everything has to come out — intact material can often be left alone or encapsulated for a fraction of the cost.
